Older homes near the Tumwater Brewery District, around Tumwater Hill, and through Olympia's older neighborhoods run aging supply lines, shallow crawlspaces, and site drainage designed for a good deal less impervious surface than the area has today. Newer construction out through Bush Prairie, the Littlerock Road corridor, and the Lacey side is tighter and better insulated, which is an advantage right up until moisture gets inside the envelope, at which point it has nowhere to go and dries very slowly.

What both have in common is the crawlspace. The great majority of homes in this area sit on a vented crawl, which is the lowest point in the building, so it collects water from any plumbing failure above it and takes on groundwater from outside through the wet half of the year. Black Lake, Littlerock & The West Side

Out toward Black Lake and Littlerock the lots get larger, more properties sit on well and septic, and the drainage picture changes. Lower-lying parcels and anything near the lake or the creek systems deal with a seasonal water table that comes up in winter, which puts water under buildings without any plumbing failure involved at all. Crawlspaces that flood every year are common enough here that owners stop treating it as a problem, which is how joists and rim boards end up with rot.

Tenino, Rainier, Yelm, Rochester, Grand Mound & Bucoda

The outer county. Same climate and largely the same construction, so the losses look familiar: crawlspace water, freeze breaks in unprotected runs through December and January, and wood stove and heating-season fires, which are more common out here than in town. The real difference is distance.
